VA Loan Preapproval in California: 7 Questions Veterans Ask (2026)

Updated November 2026.

These are the seven questions veterans ask me most often about VA loan preapproval, with the answers I give in person.

1. What is a VA preapproval, and how is it different from prequalification?

A preapproval means a lender has reviewed your income, credit, assets, and VA eligibility and issued a written letter. A prequalification is an estimate based on what you tell the lender, usually with no documents and sometimes no credit pull. In a competitive California market, listing agents can tell the difference, and a real preapproval carries weight.

2. Do I need my Certificate of Eligibility before I apply?

No. In most cases I can pull your COE in minutes through the VA’s lender portal while we build the rest of your file. If there is an issue with your entitlement, we find it early rather than at the offer stage.

3. How long does a VA preapproval last?

Typically 60 to 90 days, because that is how long the credit report and income documents stay current. If your search runs longer, we refresh the documents and reissue the letter. You do not start over.

4. Can I hold onto my preapproval until I am ready to buy?

Yes, and I recommend it. Get preapproved early, even months before you plan to write offers. The heavy lifting (credit review, document collection, eligibility check) happens once. When you are ready, we update it.

5. Can the preapproval amount go up later?

Yes. A raise, a paid off auto loan, a reduced credit card balance, or an improved credit score can increase what you qualify for. Tell me what changed and we rerun the numbers. The reverse is also true, so avoid new debt during your search.

6. Does getting preapproved hurt my credit?

A mortgage credit pull has a small, short lived effect. Credit scoring models treat multiple mortgage inquiries within a focused shopping window as a single inquiry, so comparing lenders does not pile up hits.

7. What should I avoid after I am preapproved?

Opening new credit cards, financing a car or furniture, changing jobs without a conversation first, and moving large sums between accounts without a paper trail. Each of those can change an approval.
